Job Summary
Provide in-depth technical guidance and is considered the expert in troubleshooting electrical and mechanical control problems. Troubleshoot and repair controls hardware including controllers, relays, measurement devices, actuators, etc. Make recommendations for repair and/or improvement. Interprets equipment schematics and building drawings to determine optimal solutions. Establish and use data, analytics, trends, and reports to verify equipment operation and condition for predictive purposes. Advise Project Managers and contractors of capital and OM improvement projects on building control system design, specifications, procurement, integration, and commissioning. Manage the Facility Management departments automation control standards and specifications, as well as oversee the master system integration program. Act as representative to Facilities Management organization working with IT department to complete projects. Perform preventative maintenance on building automation and control systems by developing a periodic PM program to recommission systems and verify their proper operation. Review of mechanical and control system installations, and inspect work for quality and conformance to specifications and design. Review operating equipment data for efficiency improvements, monitor all building systems for abnormal operating events, and make optimization adjustments accordingly. Work closely with Dominion Energy Master Systems Integrator (MSI) on the maintenance, operation, and management of the Enterprise Building Management System (EBMS). Provide technical controls training and support to all Facility Operations staff and locations.

Required Knowledge, Skills, Abilities & Experience
The knowledge, skills, abilities and experiences that are required for entry into this job include the following:
5+ years of directly related experience in related field
In-depth and expert knowledge of building mechanical, electrical, and HVAC systems
Experience in Commercial Building Maintenance on all building systems
Extensive experience in Honeywell WEBs, JCI Explorer and, Tridium Niagara
Extensive computer user experience in Windows operating system and Microsoft Office, including performing computer backups and software updates
Full understanding of Building Management Systems (Tridium preferred) to troubleshoot and effectively perform minor reprogramming
Strong knowledge, theory and practical experience troubleshooting Direct Digital Control (DDC) systems and their electrical interfaces with commercial mechanical equipment
Strong troubleshooting skills and extensive experience in troubleshooting mechanical, electrical and control systems
Comprehensive knowledge of control concepts, applications, general HVAC systems sequence of operations
Effective written and verbal communication skills
Experience with integrating equipment
Proficient with PCs and networking
Ability to organize and capture historical data on equipment
Ability to explain technical information to nontechnical people
Ability to work independently with minimal instruction and supervision
Understanding and experience in the following open protocols: LonWorks, BACnet and Modbus
Strong understanding and practical experience using a Digital Multi-Meter (DMM) and controls calibration and testing tools
Hands on experience with the operating and editing of BAS front end graphics (GUI) systems
Moderate knowledge in IT network theory, IT network components (switches, routers, firewalls), and basic IP communication standards
Demonstrate ability to interpret schematics and as-built MEP construction drawings
Proven knowledge of circuits, various software programs, and DDC Controls
Knowledge of energy management principles and basic energy conservation measures
