Job Summary
Dominion Energy's Facilities Management group is seeking a multitasking self-starter to join the O&M Operations team in the Richmond area, specifically at our Innsbrook location in Glen Allen. There is one position for this job posting that can be filled at either the Facilities Technician I or Facilities Technician II level. The vacancy will be filled at the level commensurate with the successful candidate(s) education, experience, knowledge, skills and abilities.
Responsibilities of this position include:
• Responsible for troubleshooting electrical, mechanical, plumbing, HVAC and building systems in all offices.
• Assigns preventive, routine, and emergency work orders to building maintenance staff, in the absence of the Lead Facilities Technician.
• Conducts regular building inspections.
• Performs all preventative, routine, and emergency maintenance work orders, to ensure optimum building and equipment operation.
• Plans, organizes, and orders building materials for building renovations and maintenance projects.
• Assists in periodic testing, inspection, and maintenance to life safety systems.
• Provides technical guidance and training to building maintenance staff in equipment maintenance, building control systems, and maintenance procedures.
• Plans and coordinates office renovations, interdepartmental relocations, and projects as assigned.
Required Knowledge, Skills, Abilities & Experience
Facilities Technician I requires: 2-5 years directly related experience. A partial year of related work experience of 6 months or greater will be considered one year towards the qualifications.
• Ability to perform assignments designed to develop work knowledge, skills and abilities requiring application of policies, procedures, techniques and other criteria in carrying out all aspects of the job
• In-depth and expert knowledge of building, mechanical, electrical, and HVAC systems.
• In-depth and expert knowledge of plumbing and building construction.
• Ability to perform carpentry, flooring, electrical, and plumbing repair and replacement activities.
• Knowledge of mechanical systems in commercial buildings.
• Ability to perform routine work assignments but over time will demonstrate the ability to perform more difficult work assignments
• Ability to work under established policies and procedures to meet set schedules and system or program requirements
• Ability to perform carpentry, flooring, electrical, and plumbing repair and replacement activities.
• Must possess the desire to develop the knowledge, skills and abilities to reach a higher level of proficiency and work complexity
• Familiarity with blueprints, work orders, technical drawings, and manuals preferred.
• Familiarity with personal computers and the ability to use SAP, Microsoft products, and computer- operated maintenance equipment.
Facilities Technician II requires: 5 - 7 years directly related experience. A partial year of related work experience of 6 months or greater will be considered one year towards the qualifications.
• In-depth and expert knowledge of building, mechanical, electrical, and HVAC systems.
• In-depth and expert knowledge of plumbing and building construction.
• Ability to perform carpentry, flooring, electrical, and plumbing repair and replacement activities.
• Knowledge of mechanical systems in commercial buildings.
• Must be able to maintain, troubleshoot and install equipment from blueprints, circuit diagrams, and manufacturer specifications.
• Must be proficient in the use of a variety of diagnostic equipment.
• Familiarity with personal computers and the ability to use SAP, Microsoft products, and computer-operated maintenance equipment.
• Effective written and verbal communications.
• Knowledge of regulatory and environmental standards.
• Demonstrated ability to analyze building and maintenance conditions and develop solutions or recommendations.
• Ability to read and interpret blueprints, work orders, technical drawings, and manuals.
• Ability to lead maintenance staff.
• Preferred but not required: Journeyman license.
Education Requirements
Degree or an equivalent combination of education and demonstrated related experience may be accepted in lieu of preferred level of education:
Associate
Preferred Discipline(s): HVAC and Refrigeration
Other disciplines may be substituted for the preferred discipline(s) listed above.
Licenses, Certifications, or Quals Description
Experience and License as Electrician, Plumber, Carpenter, HVAC Mechanic or Certified Building Mechanic preferred.
Prefer that candidate have or be willing to obtain EPA Certification - Type I, II, III (Universal) and R-410A Certification.
