Job Summary
Real Estate Specialist
This role negotiates with landowners the purchase of rights-of-way for transmission lines, land leases and land for substation sites. Clears title to properties for right-of-way and obtains deeds of release and certificates of satisfaction from lending institutes. Appraises real estate and residual damages caused by rights-of-way. Makes fair offer and provides supporting facts. Examines land titles to property and other court records to determine ownership interests. Examines land records in county or city clerk's offices. Assists independent real estate appraisers in preparing testimony for condemnation cases. May testify in cases. Handles complaints and settles crop disputes. Addresses questions and concerns from landowners. Accompanies contractor during rehabilitation of right-of-way after construction to minimize damage claims.
Senior Real Estate Specialist
This role negotiates or coordinates through the work of contractors providing acquisition services the purchase of land, land and building leases and right-of-way acquisitions. Negotiates agreements related to shoreland and projects adjacent to company facilities. Appraises property and clears objections on titles. Appraises real estate to be purchased or sold and determines value of land rights and easements. Makes fair offer and negotiates settlement. Testifies in condemnation cases. Conducts site meetings with property owners, contractors, surveyors, realtors, developers and governmental agents to resolves issues about purchase/sale of land, rights-of-way or easements. Prepares written responses for company position to property owners and associated parties. Completes title examinations and works to clear any objections.
Required Knowledge, Skills, Abilities & Experience
Real Estate Specialist position include the following: 6 years of directly related experience.
- Basic knowledge and application of business, law, surveying, engineering and real estate.
- Skills: verbal and written communication, interpersonal, negotiating, research, personal computer operation and applications.
- Abilities: organization, appraise real estate.
Senior Real Estate Specialist position include the following: 9 years directly related experience.
- Full knowledge of concepts and applications of real estate business and appraising property.
- Basis knowledge and job specific applications of business, law, surveying and engineering.
- Skills: verbal and written communications, interpersonal, negotiating, research, personal computer operation and applications.
- Abilities: organization, appraise real estate, project positive company image in dealing with public, handle difficult people.
Education Requirements
Degree or an equivalent combination of education and demonstrated related experience may be accepted in lieu of preferred level of education:
Bachelor
Preferred Discipline(s): Business, Real Estate
Licenses, Certifications, or Quals Description
Real estate license required (ability to obtain SC Real estate license within 6-12 months of hire).
Notary Public required when title is used in commercial operations.
